METODOLOGY

GENERAL PROCEDURE FOR THE PREPARATION OF AN APPRAISAL /ASSESSMENT REPORT

I. VALUATION REQUESTED

Appraisal orders requested to AESVAL are personally cared for by qualified professionals. Gathered the necessary information and customer documentation, the most appropriate expert appraiser in each case is selected.

II. ANALYSIS OF DOCUMENTATION

Expert appraisers study all necessary documents depending on the type and purpose of the assessment to be carried out:

  • Cadastral documents
  • Registration documents
  • Licences
  • Certificate of official protection rating
  • Projects
  • Economic balances
  • Other

III. VISIT TO THE PROPERTY

When visiting the property, AESVAL technicians shall carry out the necessary checks to assess both the property and the situation environment and all necessary urban and market checks deemed appropriate.

IV. REPORT PREPARATION

After the visit, the preparation of the report will be carried out, according to the technical requirements established by AESVAL under compliance with current regulations, depending on the type and purpose of the valuation. Among other things, the report will contain all the factors that determine the value of the property, as well as the findings made during the visit and documentation previously provided for the preparation of the report.

V. TECHNICAL CONTROL AND FILE VALIDATION

Before delivery to the customer, the expert appraiser of the valuation report will send it to the Department for Control and Validation in AESVAL where technician validators from AESVAL will proceed to review it. Once the technical validators check that the report meets the technical requirements established by AESVAL and the current legislation, depending on the type and purpose of the valuation, they will issue the validation.

VI. REPORT DELIVERY ON .PDF

In order to expedite the delivery, the report will be sent in digital format after being validated for early use.

VII. DELIVERY OF THE REPORT

The physical report will be sent via particular, internal or courier bag, properly bound, with a copy in a sealed envelope.
